Design & Pre-Construction
The design-build remodeling process has several stages, beginning with a conversation about your general vision. During the early phases, we collect all the information we need to understand your project goals. We build up a clear picture of your vision, right down to what materials and finishes you like. You will receive a bracketed budget with a range of costs. We’ll also present you with a rough scope of work, which defines the goals, deliverables, and project timeline.Afterwards, you will sign a pre-construction agreement. The PCA describes the proposed work, defines total cost, and outlines a schedule – all before we break ground.You will also have a chance to visit showrooms to see materials in person. We are familiar with many design professionals and can provide a list of preferred vendors. They can help you create the look you want without feeling overwhelmed. Or we can engage a designer directly to help with the selection process.The project manager and various subcontractors will also visit the job site during the pre-construction agreement process. This means that all trades understand you and your project before an agreement is signed.After all the discussions, research, and site visits, it’s time for you to sign the construction contract. Transparent Budget & Payment Schedule
Our process emphasizes transparent costs and organized planning. Here are a few terms that might help you better understand the process:

-Allowances are placeholder budgets for items you will choose later, such as fixtures or tile. These are generally only needed in pre-PCA, rough scopes of work.
-Scope of Work is a precise description of the project broken down into categories such as “structural framing”, “plumbing,” and “tiling.”
-A contingency covers any rare issues that were impossible to discover during the pre-construction inspections. These might include: insufficient or weakening structural elements, a buried object in the way of excavation, termite damage, or late-stage changes from the homeowner.
-A Pre-Construction Agreement is the document that commits you to the work required to define the scope of work and fixed project costs. Such as: visits with homeowners, sub-contractor visits, consulting/engaging an architect and/or designer, shopping, and finalizing material selections.
-Construction Milestones refer to key points in the remodeling project timeline. We keep you informed so your renovation is as predictable and stress-free as possible.
-Substantial Completion is the point at which the renovation is nearly finished. The project is sufficiently complete so the homeowner can use the space, even if minor adjustments are needed. These non-essential items will be addressed with the punch list.
The Lump-Sum Budget and Payments
After the initial consultation, site visit, design, and pre-construction process, we present you with a lump-sum budget. This budget establishes a single fixed price for the work.Projects vary widely in scope and complexity, so Calfayan uses a payment plan based on percentages. Generally speaking, here’s what the process looks like:Calfayan presents you with a lump-sum budget.If you agree to the lump-sum budget and our detailed scope of work, you will sign the final contract and pay a deposit.We will divide the remaining balance of the lump-sum budget into several payments, depending on the project
-Deposit Payment: Deposit due upon signing the Construction Contract
-Project Start Payment: Due upon project start
-Progress Payments: These are based on completed work; payments can be made every other week or monthly
-Substantial Completion Payment: Due when the project is nearly finished and the client has done a walkthrough and signed off
-Final Payment: Due when punch list is complete

Permits & Inspections
Our team will obtain all permits and coordinate inspections to meet local code requirements. Build Phase & Quality Controls
Once construction begins, we will schedule project meetings as needed. These meetings might include designers, architects, and site managers.We treat your home as if it were our own. We install dust barriers, cover the flooring, and clean daily.Our team includes licensed and certified craftsmen, including master plumbers, electricians, and carpenters. That means your house is in good hands from start to finish.Every project follows a structured sequence: demolition, rough-ins, drywall, and then finishes. Our general contractor has worked with the crew for many years. They know how to work efficiently and avoid unnecessary delays. Throughout the process, we conduct daily quality checks to ensure your project meets or exceeds our exacting standards.
Change Orders (if needed)
Occasionally, clients need to change something, or we find an issue that necessitates a change. In either case, we document the changes in writing and confirm cost and time adjustments. Walk-Through, Punch List, and Closeout
Upon project completion, we invite you to join us for a walkthrough. We will review the punch list, a short document listing final touch-ups or small adjustments. Finally, we deliver all operating manuals and discuss warranties. Calfayan Construction offers a 2-year workmanship warranty.
